Our activities include:

- Identification of suitable on-market and off-market opportunities.
- Preliminary evaluation of architectural condition, heritage value, and investment potential.
- Preparation of comprehensive property profiles (photos, descriptions, maps, and indicative pricing).
Note: This service concludes once the client selects one or more target properties for acquisition. Negotiation, due diligence, and contractual support are provided separately under – Purchase Assistance.
#2 Purchase assistance
Next step! Once the dream property has been selected, thanks to our local network of professionals, we coordinate and oversee the full purchasing process to ensure a secure and transparent transaction in Italy.
Our activities include:
- Continuous bilingual communication and representation throughout the purchase.
- Coordination of property visits, either in person or remotely.
- Liaison with Italian notaries (notaio), legal representatives, and translators.
- Supervision of due diligence (title, cadastral, and urban-planning checks).
- Coordination of negotiations leading to the compromesso di vendita (preliminary sale agreement) and rogito (final deed).
- Support with financing, Italian tax code registration (Codice Fiscale), and bank account setup.

Our scope includes:
- Final works acceptance and project documentation delivery.

- Tendering, budgeting, and contract supervision.
- On-site inspections and regular progress reporting in English.
